1 / What is the timeline of the proposed redevelopment?
Construction starts will depend on the stakeholder engagement time, the District of Saanich approval schedule and real estate market conditions. Overall, we do not anticipate to begin any phased demolition until 2027 at the earliest.
We appreciate this redevelopment will have impacts on our commercial tenants livelihoods and that is why we will be involving them in early discussions on future tenancy and phasing and will provide well over the minimum required notice -- our commitment is over twelve (12) months notice ahead of any demolition.
2 / Where can I see future development plans?
We will share and update plans on this project website as they materialize. We are not at a project phase yet where we have a set of plans that we can share. Please continue to check back on the website and sign-up to receive project updates below.
3 / Is Hansbraun planning on selling the property after rezoning or in the future?
Hansbraun’s stated intent is to own and operate this new centre following the proposed phased redevelopment. While housing, public spaces and other amenities will be delivered through this process, Hansbraun has every intent to retain their local ownership and involvement in this community.
4 / Will the current businesses be retained in the new centre?
Our top prioirty is retaining the tenants and businesses that currently call the Royal Oak Shopping Centre home... while creating new opportunities for them. We will work with tenants individually to find out what works for them and they will be included in our phasing plan.
Hansbraun intends to maintain and honour our excellent relationships with their tenants. Through this multifaceted and iterative site planning process, we will work with our current tenants to determine their interest and ability to relocate in the new centre.
5 / I'm just finding out about this redevelopment now. Is there still time to provide input?
This is just only the beginning of our journey! Our project will be an iterative and multi-year engagement process. The first step is to figure out the ability to accommodate new residential and commercial land-uses on the property and then to begin more detailed site planning. You will have many opportunities to engage with the development team.
6 / Does this development have any connection to the District of Saanich's redevelopment of the vacant land on West Saanich Road?
This rezoning plan is separate from the District’s zoning actives. That said, we are looking to collaborate with the District and adjacent land owners to create a complimentary and well-thought-through village plan for this important Centre.
